Tenant referencing : £75.00 per tenant

Referencing services per tenant (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.

Additional Tenant Fee: £75.00 including VAT per tenant

Processing the application, associated paperwork and referencing.

Guarantor Fee: £75.00 including VAT per guarantor (if required)

Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.

Pet Deposit: £ 1.5x month’s rent Returnable additional security

To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy.


Ending your tenancy

Check Out Fee (tenant’s share): £50.00 including VAT

Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s).


Other fees and charges

Unpaid Rent/Returned Payments: 8% Interest

Interest at 8% above Bank of England Base Rate from date due.

Professional Cleaning (if required): £11.00 including VAT per hour

Fee dedudcted from the security deposit. Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.

Services Offered

Tenant find only: £480.00 including VAT

  • Collect and remit initial months’ rent received
  • Agree collection of any shortfall and payment method
  • Provide tenant with method of payment
  • Deduct any pre-tenancy invoices
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

Fully Managed: 10.8% of rent including VAT

(Managed services attract the landlords set up fee)

  • Collect and remit the monthly rent received
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake two inspection visits per annum and notify landlord of the outcome
  • Arrange routine repairs and instruct approved contractors (providing two quotes)
  • Hold keys throughout the tenancy term
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

Additional Non-Optional Fees & Charges For Rent Collection & Full Management

Set Up Fee (landlord’s share): £300.00 including VAT

  • Agree the market rent and find a tenant in accordance with the landlord guidelines;
  • Advise on refurbishment
  • Provide guidance on compliance with statutory provisions and letting consents
  • Carry out accompanied viewings (as appropriate)
  • Market the property and advertise on relevant portals
  • Erect board outside property in accordance with Town and Country Planning Act 1990
  • Advise on non-resident tax status and HMRC (if relevant)

Inventory Fee £30.00 including VAT

  • Dependent on the number of bedrooms and/or size of the property and outbuildings

Additional Property Visits: £36.00 including VAT

  • To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit

Submission Of Non-Resident Landlords Receipts To HMRC £72.00 including VAT per annum

  • To remit and balance the financial return to HMRC quarterly – and respond to any specific query relating to the return from the landlord or HMRC

Renewal Fee: £72.00 including VAT

  • Contract negotiation, amending and updating terms and arranging a further tenancy agreement

EPC Fee: £36.00 including VAT

  • It is legal requirement to have a valid EPC in order to advertise a property to let

Annual gas safety certificate £36.00 including VAT

  • Every property must have an annual gas safety certificate in order to be able to let

Court Attendance: £96.00 including VAT per hour
